  • Unit title record upkeep
    Manage unit title transfer correspondence between all involved parties (mortgage companies, attorneys, realtors, etc.).
  • Implement & enforce all by-laws, covenants and resolutions
  • Insurance Policies upkeep
  • Maintain inventory of Association property
• Bookkeeping
  • Monthly Association assessment billing, collection and processing
  • Association accounts payable (vendor/contractor payable files)
  • Reserve fund management
  • Line-item budget preparation for review & approval by Board
  • Solicit, review and coordinate independent CPA firm for final Association approval for preparation of year-end audit and tax returns.
• Building and Grounds Maintenance
  • Year-round property inspections (scheduled daily, weekly, monthly, quarterly, semi- and annual inspections )
  • Custodial common area maintenance
  • Landscape maintenance (book landscape contractors & review completed job)
  • Prepare contract specifications; solicit and review contractor bids for final approval by Board
  • Contractor supervision and performance review
  • Expedite maintenance work ticket system
